The property will be available after 4.00 pm on the day of arrival and should be vacated by 10.00 am on the day of departure.
Short breaks are generally available from November to March for a minimum of 3 nights and are charged at 85% of the weekly rate; each extra night will be charged at 15% of the weekly rate.
A non-refundable deposit of 20% is required with all bookings and the balance is due 30 days in advance of your arrival. If a booking is made less than 30 days in advance, then the total rental cost is payable at the time of booking.

Little Court Cottages are available all year round (inc Christmas and New Year) for holidays or business trips; they are also available for longer stays up to three months (subject to availability).
Little Court Cottages welcome well-behaved children of all ages, but regret that we do not allow dogs or any other pets. Little Court Cottages are strictly non-smoking.

TERMS AND CONDITIONS OF LET
Bookings: Provisional bookings may be made by phone or e-mail, but will not be confirmed until the booking forms and non-refundable deposit of 20% has been received within 7 days of a provisional booking being made. If the booking is made less than 30 days in advance, then the total rental cost is payable at the time of booking.
Acknowledgement of Booking: Bookings will be confirmed in writing or by e-mail upon receipt of the deposit.
Payment: Balance of payment is due 30 days in advance of arrival. Failure to do so may result in the booking and any payment being forfeited.
Cancellation: Should it become necessary to cancel your holiday, please inform us without delay. Every attempt will be made to re-let the property, in which case any monies paid will be refunded less the non-refundable deposit. If the property is unable to be re-let, then all monies will be forfeited. You are strongly advised to take out cancellation insurance.
Arrival and Departure: The property will be available after 4.00 pm on the day of arrival and should be vacated by 10.00 am on the day of departure. Normally, bookings are from Saturday to Saturday or Friday to Friday.
No Smoking: For the safety and comfort of all our guests, the cottages are strictly non-smoking.
Pets: We regret that pets are not allowed.
Occupancy: Guests must not exceed the occupancy of the cottages which is limited to four persons (+ a baby in a cot) in the larger cottage, and two persons (+ a baby in a cot) in the smaller cottage.
Parking: There is ample parking for cottage guests within our grounds. However, this is limited to one car per cottage at any time except by prior arrangement. Any visitors should leave their vehicles outside the gates.
Care of the Property: Guests undertake to keep the premises and all furniture, fixtures, fittings and effects in or on the premises in the same state of repair and condition as at the commencement of the letting (reasonable wear and tear excepted). Guests should report any damage and are liable to pay for the value of any part of the premises or the furniture, fixtures, fittings and effects so destroyed or damaged. At the end of the Guests’ stay, the property must be left in a clean and tidy condition.
Owners’ Access to the Property: The owners reserve the right to access the property during your stay at any reasonable time for essential repairs and maintenance.
Liability: The use of the accommodation and amenities at Little Court Cottages is entirely at the users’ risk and no liability can be accepted for death, injury & loss or damage to users’ belongings. No responsibility can be accepted for loss or damage to belongings or vehicles. This is the responsibility of the Guests at all times.
